Latest News: What’s Happening in the Property Market November 2020

Just like many other estate agents up and down the land Cribs Estates Ltd are reporting excellent sales figures. It might come as a surprise to many, given what’s happening in the world, but it’s true – buyers are buying.

Undoubtedly, this in part is due to with the Stamp Duty holiday that the Chancellor introduced. Still, in our opinion, it’s also the fact that so many more people are at home and thinking about whether their current house is right for them.

We are also seeing that buyers want to move quickly, and properties are selling for the asking price or above in record time. This is good news, and if you’re thinking of selling, now is the ideal time to put your house on the market.

You may be aware that there are reports of some delays to the moving process in some areas, and this is true. It was inevitable really, as many people are still furloughed or working from home and so fewer people are handling the workload in terms of getting searches back, for example. Mortgage lenders are providing finance, but paperwork can be a little slow.

Don’t let this deter you though, as the Cribs Estates Ltd team are working as hard as ever to ensure you have a smooth move.

Interesting times indeed for those of us in the estate agency business!

As you know, here at Cribs Estates Ltd we keep up to date with the property market in general, so here’s a handy roundup of the highlights of the housing market over the past few weeks.

Don’t forget, if you want to know more about the London property market, just drop us an email at info@cribsestates.co.uk or call us on 0203 441 1571. We are your local property experts.

Spending Review Boost for Housing

It was interesting to hear the Chancellor, Rishi Sunak, announce funding packages for the housing sector. Up to £2.2bn of funding was revealed for housebuilders, in the form of loan finance.

He also spoke in his Spending Review about more finance for authorities in a bid to support housebuilding and regeneration. It’s welcome news for the property sector as it will help to keep the market going strong.

Stamp Duty Rush

As you know, the Stamp Duty holiday will come to an end on the 31st March, which will be a blow for some who are still thinking about buying.

However, The Guardian reports, based on information from Zoopla, that a rush to get sales done and dusted before the end of the Stamp Duty holiday means that more than “100,000 additional house sales are expected during the first three months of 2021.”

The report goes on to say that the number of new sales being agreed “remains 38 per cent higher than it was a year ago”, and that the market will be extremely busy before Christmas.

What’s in a Search?

Sticking with property website Zoopla, they’ve recently been looking at the types of searches that people do when looking for a new place to call home.

It turns out that their research shows garages and gardens topped the search list. We think this is because recently people are spending more time at home and therefore need accessible garden space or a garage – which some will have turned into a home gym.

Searchers also used the words “detached”, “rural” and “secluded”; as we’ve said before, there is a move by many to flee cities and towns and gain a better quality of life in rural, more isolated locations.

Prices Moving on Up

October house prices looked to be on the up, and the stats confirmed it. According to the Halifax bank, “house prices in October were 0.3 per cent higher than in September” and were four per cent higher between August to October than in the preceding three months.

The Halifax also reported that house prices in October “were 7.5 per cent higher than in the same month a year earlier”.

This is welcome news, and we suspect that the trend will continue for the coming months. It will be interesting to see what happens in the middle of next year. In the meantime, we’re looking forward to seeing the November data when it’s released.

If you’re thinking of selling your house, now is a great time to put your property on the market. You still have a chance to take advantage of the Stamp Duty holiday if you move quickly.

We can use our expertise and knowledge to help you through the process, whether it’s advice on preparing your home for sale, or helping you to think about what steps you need to take and the things you need to do. We are, of course, experts at marketing properties to the right people, using a mix of our local knowledge and marketing expertise.

The Importance of Rent Guarantee Protection For Landlords

As a landlord in London, ensuring that your rental income is stable and secure is essential. With high property values, tenant turnover, and the unique financial challenges of managing properties in the capital, rent protection has become a crucial tool. Rent protection guarantees landlords continued income, even if a tenant misses rent or legal issues arise. This blog will explore why rent protection is so important, the potential risks landlords face without it, and how it can support a successful rental experience in London. Risks of Renting Without Rent Guarantee Protection Without rent protection, landlords may face a range of financial risks that impact their livelihoods. Tenant Default Risk: When tenants default on rent, landlords cannot cover costs that the rental income would otherwise support. The impact can be incredibly stressful in London, where rents are among the highest in the UK. According to recent data, many London tenants have been unable to meet rental payments due to the high cost of living, putting landlords in a difficult financial position. Eviction and Legal Costs: The eviction process in London can be lengthy and costly. A typical eviction might take several months and involve court fees, solicitor costs, and property repairs. In recent years, eviction bans and changing regulations have added complexities for landlords attempting to regain control of their properties. Property Damage: If tenants stop paying rent, they may also neglect the property, leading to damage. Repairing damage not covered by deposits or insurance can add considerable costs to the landlord’s financial burden. These scenarios highlight the potential financial exposure landlords face when renting without protection. According to a study, over 30% of UK landlords have experienced missed rent payments, further underscoring the need for preventive measures. Benefits of Rent Guarantee Protection Rent protection insurance offers a reliable solution for landlords who want to safeguard their income and reduce financial stress. Guaranteed Income: With rent protection, landlords can count on a steady income even if a tenant defaults, ensuring that mortgage payments, maintenance, and other costs are covered. This stability is invaluable for London landlords facing high monthly expenses. Legal Assistance: Many rent protection policies cover legal costs related to eviction or rent recovery, offering landlords essential support through challenging legal processes. These services can reduce the burden of managing legal paperwork and court procedures. Stress Reduction: Rent protection significantly reduces stress, especially for first-time landlords or those with multiple properties. Knowing your rental income is protected can be invaluable peace of mind, enabling you to focus on other responsibilities. Credit Score Protection: Missed rental income can also impact a landlord’s credit if they rely on rental payments to meet financial obligations. Rent protection helps landlords avoid credit issues maintaining financial stability. Key Aspects of Rent Guarantee Protection Insurance When considering rent protection insurance, it’s helpful to understand what these policies generally cover. Policy Coverage: Typical policies cover missed rent payments, legal fees for eviction processes, and, in some cases, property damage caused by tenants. Reviewing each policy to understand its full scope and potential exclusions is essential. Eligibility Requirements: Landlords must conduct tenant background checks, including credit reports, employment verification, and references. An assured shorthold tenancy (AST) agreement is often necessary for coverage. London-Specific Requirements: Some policies might adjust terms based on London’s specific rental market conditions, given the city’s high rent levels and unique landlord-tenant dynamics. A useful example of rent protection’s value is the COVID-19 pandemic, which left many tenants unable to pay rent. Landlords who had protection in place could maintain income without financial hardship, showcasing the critical role of rent protection in challenging economic times. Legal Considerations and Compliance Navigating legal compliance is another important part of being a responsible landlord in London. There are several legal points to be aware of regarding rent protection. Current UK Rental Laws: UK laws such as the Tenant Fees Act 2019, which limits the fees landlords can charge tenants, and recent eviction legislation impacts how landlords recover rent and manage tenancies. Rent protection can help landlords navigate these restrictions by offering financial support if eviction is necessary. Fair Practices and Transparency: Insurance companies often require landlords to follow fair practices when vetting tenants and completing paperwork to qualify for coverage. Adhering to these practices not only ensures legal compliance but also makes the rent protection process smoother. London Councils’ Licensing: In some London boroughs, landlords must hold a specific licence. Keeping up with these licensing rules helps ensure compliance and may be necessary for obtaining rent protection insurance in some areas. Cribs Estate Can Help For London landlords, rent protection is more than just an extra layer of security—it’s an essential tool for protecting rental income and navigating the risks of tenant default, legal disputes, and property maintenance costs. The Rise of HMO Houses to Rent in London: Trends for 2025

In recent years, houses in multiple occupation (HMOs) have gained significant traction in London’s rental market, reflecting evolving tenant preferences and market pressures. As we approach 2025, HMOs are expected to play an even greater role in the city’s housing landscape. This blog explores the rise of HMO properties, current trends, and their importance in the context of London’s housing market. What Are HMOs, and Why Are They Popular?HMOs are properties rented by three or more tenants from different households sharing communal facilities like kitchens or bathrooms. They are especially appealing in London due to the capital's soaring rental prices, offering a more affordable option for tenants, particularly young professionals and students. With London rents increasing by 31% in the last two years and average monthly room rents exceeding £1,000 in many areas, HMOs address a pressing need for affordable shared living spaces. As the demand for housing continues to outstrip supply, HMOs fill a critical gap in the market.Key Trends Driving the Growth of HMOsAffordability and Demand: Rising property costs have driven many traditional landlords out of the market, leading to reduced rental supply. HMOs offer an opportunity for investors to maximize rental income while providing affordable options for tenants. The average rent in London is projected to increase by 3-4% annually through 2025.Changing Demographics: A significant portion of London’s rental market consists of young professionals and students, who prioritize affordability, proximity to transport links, and communal living. HMOs are ideally suited to meet these needs.Regulatory and Economic Pressures: Higher mortgage rates and tax burdens on buy-to-let properties have pushed individual landlords to sell off properties. This shift has created an opportunity for HMO investors to fill the gap, particularly in high-demand zones across Central and Greater London.Benefits of Investing in HMOsHigher Yields: HMOs typically offer higher rental yields compared to traditional buy-to-let properties due to the ability to rent rooms individually. This can offset higher operational and maintenance costs associated with managing shared spaces.Increased Demand Stability: With more people being priced out of single-occupancy homes, demand for shared accommodations is expected to remain strong, particularly in areas well-connected by public transport.Alignment with Market Trends: As institutional landlords and build-to-rent companies expand their portfolios, the HMO model is gaining traction as a sustainable, scalable investment option.Challenges Facing the HMO MarketWhile HMOs present lucrative opportunities, they are not without challenges:Regulatory Compliance: Operating an HMO requires a licence in London, with local councils enforcing specific standards for fire safety, space, and amenities. Landlords must also adhere to the Renters’ Reform Bill 2024, which imposes stricter tenancy regulations.Rising Costs: Increasing energy prices and maintenance expenses add to operational costs for landlords. Tenants are also seeking eco-friendly homes, which may require additional investment in upgrades like insulation or renewable energy systems.Competition: The growing number of purpose-built rental units and institutional investors could pose a challenge to smaller HMO landlords.Outlook for 2025 and BeyondAs London’s rental market continues to evolve, HMOs will remain a vital solution for addressing the city’s housing crisis. With rents forecasted to rise further and home ownership remaining out of reach for many, demand for affordable shared accommodations will likely grow.Investors should focus on areas with high tenant demand, such as those near major employment hubs or universities. Additionally, incorporating energy-efficient upgrades and ensuring compliance with licensing requirements can enhance the appeal and profitability of HMOs.How Cribs Estates Can HelpTaking care of the complexities of the HMO market in London requires expert guidance and local insights. What are the Different Types of HMO License?

London’s rental market is a complex and competitive space where houses in multiple occupations (HMOs) are key to providing affordable housing for students, professionals, and others. An HMO is a property rented out by at least three people from different households who share facilities like bathrooms or kitchens. To ensure HMOs meet safety and quality standards, the UK requires landlords to obtain specific licence depending on the property type and location. This blog explores the types of HMO licences available, the legal requirements, and why they matter for London landlords. What is an HMO?An HMO, or House in Multiple Occupations, is defined by UK law as a rental property shared by multiple tenants who are not part of the same household and share essential facilities such as bathrooms or kitchens. HMOs are particularly common in London, where affordable housing options are limited, and demand for shared accommodation is high. According to a report by the Greater London Authority, HMOs make up a significant part of the rental housing market in the capital, offering accessible options for tenants who need flexible or lower-cost housing arrangements.Types of HMO LicencesIn the UK, there are three primary types of HMO licences: Mandatory HMO License, Additional HMO License, and Selective Licensing. Each type has distinct requirements, and London landlords should understand which applies to their properties.1. Mandatory HMO LicenceA Mandatory HMO License is required for properties that meet the following criteria:The property is occupied by five or more tenants who form more than one household. The tenants share facilities, such as bathrooms or kitchens. This licence is required by law across England and Wales, regardless of location. London’s dense population and high demand for shared housing mean many properties fall under this category, especially in popular rental areas. To qualify, landlords must meet minimum room sizes, fire safety standards, and other health and safety requirements.Room Size Standards (as per 2018 HMO regulations):Rooms used for sleeping by one adult must be at least 6.51 square metres.Rooms shared by two adults must be at least 10.22 square metres.Rooms used by children under 10 must be at least 4.64 square metres.Failing to secure a mandatory licence can lead to hefty fines of up to £30,000 or even criminal charges, underscoring the importance of compliance.2. Additional HMO LicenceAn Additional HMO License may be required by local councils for properties that fall outside the mandatory criteria but are still considered HMOs. Typically, additional licensing applies to:Smaller HMOs that accommodate three or four tenants from different households sharing facilities.Properties in areas with high rental demands or concerns over housing standards.Local councils use this licence to improve rental housing quality, especially in areas with significant HMO populations. In London, boroughs such as Camden, Hackney, and Newham have additional licensing schemes due to high demand and the need to regulate housing standards. Licensing requirements for additional HMOs are often similar to those for mandatory licences, including room sizes, fire safety, and waste disposal provisions.Example of Additional Licensing Requirement: Camden Borough Council requires an additional HMO licence for properties rented by three or more people from two or more households, a standard used to maintain safe and comfortable housing for tenants.3. Selective LicensingSelective Licensing applies to all privately rented properties within specific areas, not just HMOs. This licence is typically used when the local council identifies issues related to low housing standards, poor property conditions, or antisocial behaviour. London boroughs with selective licensing schemes include Croydon, Barking, Dagenham, and Brent.Selective licensing does not specifically target HMOs but aims to improve overall housing quality within the designated areas. Unlike mandatory and additional licences, selective licensing covers all rental properties, whether they are HMOs or not. This requirement helps councils enforce property standards and ensure landlords maintain their properties responsibly.Exemptions to HMO LicensingNot all properties need an HMO licence. Properties managed directly by the local authority, housing associations, or specific charities may be exempt. However, landlords should confirm exemptions with their local council to avoid penalties for non-compliance.How to Apply for an HMO License in LondonApplying for an HMO licence generally involves the following steps:Complete the Application Form: Each London borough council has its application form, which can be accessed online or through their housing department.Provide Necessary Documentation: This may include safety certificates (gas and electrical), proof of room sizes, tenancy agreements, and fire safety compliance.Pay the Licensing Fee: Licensing fees vary by borough and may range from £500 to £1,000 or more, depending on the licence type and the property’s size.Undergo Property Inspections: The council may inspect the property to ensure it meets all safety, hygiene, and legal requirements.Legal Requirements and ComplianceOperating an HMO without the correct licence can result in serious penalties, including fines of up to £30,000 or prosecution. To maintain compliance, landlords must meet the following standards:Health and Safety: Landlords must install smoke alarms, provide annual gas safety checks, and ensure the property has proper electrical safety certificates.Room Size and Overcrowding: Room sizes must adhere to the minimum requirements set by the HMO regulations.Waste Disposal: Adequate waste disposal and recycling facilities must be provided to tenants. In addition to these standards, local councils may impose further requirements, such as restrictions on the number of occupants per room. London landlords should regularly check with their borough council for changes to HMO regulations, as councils frequently update rules to address local housing needs. How Can Cribs Estates Help?At Cribs Estates, we offer comprehensive support to landlords navigating the complexities of HMO licensing. Our team is here to assist, from helping you understand the licensing process to ensuring your property meets all legal standards.
